Welcome to Gibsons Creek RV Park & Campground (the “Resort”). The Operator is pleased to grant a short-term License to Occupy an assigned RV site subject to the following Terms and Conditions. This License is a temporary contractual permission to occupy and is not a lease or tenancy agreement. The Residential Tenancy Act and the Manufactured Home Park Tenancy Act of British Columbia do not apply.
1. Nature of License
1.1 The License grants permission to occupy the assigned RV site for temporary recreational purposes only.
1.2 The License does not grant exclusive possession or any interest in land.
1.3 The License is personal, non-transferable, and may not be assigned or sublicensed.
1.4 The Operator may revoke this License at its discretion in accordance with these Terms.
2. Term of Occupancy
2.1 Check-in time is 3:00 PM.
2.2 Check-out time is 11:00 AM.
2.3 The License is valid only for the booked stay period.
2.4 Holdover occupancy beyond the agreed departure time without written authorization may result in additional charges and/or immediate termination.
3. Utilities & Site Use
3.1 Water pressure at the Resort ranges between 90–150 psi. All RVs must use a water pressure regulator.

3.3 Guests are responsible for ensuring secure and airtight sewer connections.
3.4 Bathroom access codes are provided at check-in and must not be shared.
4. Campground Conduct & Safety
4.1 Quiet Hours: 10:00 PM – 8:00 AM.
No loud music, generators, or disruptive activity is permitted during this period.
4.2 Guests and visitors must comply with all posted rules and staff instructions.
4.3 Pets must be leashed and under control at all times. Owners must immediately clean up after pets.
4.4 Open flames are prohibited. Only CSA-approved propane appliances are permitted.
4.5 Smoking is permitted only in designated areas (east ravine trail).
4.6 Guests must respect the natural environment. Damage to vegetation, wildlife, or trails is strictly prohibited.
4.7 Wildfire sightings must be reported immediately by calling 911 and notifying Resort staff.
5. Wildlife & Bear Safety
5.1 All food and scented items must be stored in sealed vehicles or bear-resistant containers.
5.2 Only designated bear-proof garbage bins may be used. Garbage must not be left unattended.
5.3 Wildlife sightings or encounters must be reported to staff.
5.4 In the event of a bear encounter, do not run. Back away slowly and make noise.
6. Prohibited Uses
6.1 The site shall not be used as a primary residence.
6.2 Use of the site for business, employment, commercial activity, or mailing address registration is prohibited.
6.3 Construction of decks, sheds, fencing, or other permanent or semi-permanent structures is not permitted.
6.4 The Operator reserves the right to require removal of any unauthorized items.
7. Termination
7.1 The Operator may terminate this License immediately for:

7.3 Upon termination, the Guest must vacate immediately. No refund is guaranteed in the event of termination for breach.
8. Insurance & Property
8.1 Guests are solely responsible for insurance coverage of their RV, vehicles, and personal property.
8.2 The Operator assumes no responsibility for theft, damage, fire, wildlife interaction, or loss of property.
9. Liability Waiver & Indemnity
By occupying a site at the Resort, the Guest acknowledges and agrees that:
9.1 Outdoor recreation involves inherent risks, including wildlife encounters, uneven terrain, and natural hazards.
9.2 The Guest releases and discharges the Operator, its owners, employees, and agents from any claims for injury, loss, damage, or death arising from use of the Resort.
9.3 The Guest agrees to indemnify and hold harmless the Operator from any claims arising from the Guest’s actions, omissions, or use of the site.
9.4 The Guest is responsible for arranging emergency medical assistance and agrees to call 911 in emergencies.
10. Acceptance of Terms
Occupancy of a site, completion of booking, or payment of fees constitutes acceptance of these Terms and Conditions. Thank you for helping maintain Gibsons Creek RV Resort as a safe, respectful, and nature-conscious coastal destination.
